Why You Probably Shouldn’t Invest in Bryan-College Station Real Estate

Everyone wants a piece of the action in Bryan and College Station, Texas. And look, I get it. We’re the home of Texas A&M University, we’ve got a rock-solid economy, a massive renter base of Aggies, and a population that just won't stop growing. It’s a high-demand market, plain and simple.

But here is the cold, hard truth: There are a lot of people out there who should not be investing here in Aggieland. In fact, some people shouldn’t be investing in real estate at all.

I’m Greg Schwartz. I’m a real estate investor myself, and I’m an agent who works specifically with investors at the Schwartz Realty Group. I’ve worked with hundreds of people over the years, and I’d much rather be upfront with you now than watch you make a $300,000 mistake.

If you fall into one of these three categories (plus my "bonus" category), you might want to keep your money in a savings account.

1. The "Checks in My Sleep" Guy

This is the most common type of person I see. They think investing in Brazos Valley real estate means they’re going to get massive cash flow on Day 1 and never have to lift a finger.

It’s a myth. People assume that because college students pay a premium for housing, a rental here is a "passive" ATM. Here’s the reality:

  • Day 1 Cash Flow is tough: If you’re looking for $500 a month in pure profit right off the bat, you’re going to be disappointed.
  • It’s not 100% passive: Even with a great property manager, you still have to "manage the manager." We call that asset management.

The Fix: This is a long-term wealth-building market. If you’re in it for appreciation and long-term growth, you’ll win big. If you want "passive" checks without effort? This isn't the town for you.

How to actually get cash flow (Greg’s "Four Works"):

  1. Work to find off-market deals: Direct-to-seller marketing.
  2. Work to renovate: Buy a fixer-upper and build sweat equity.
  3. Work the property: Run it as an Airbnb or short-term rental.
  4. Work your day job: Put more money down. (100% down = 100% cash flow!)

2. The Blindfold Investor

This investor assumes that because the Bryan-College Station market is strong, they don’t need to do their homework. They just pick a house that looks "nice" or trust whatever a wholesaler sends them.

There are sharks in the water. I hate to say it, but there are agents, contractors, and tenants who are more than happy to tap into your hard-earned money.

If you’re going to drop six figures on a property, you better know how to do the math. Even when I run the analysis for my clients, I tell them: You have to own the outcome. You have to verify the facts. Don’t be gullible.

3. The Fence Sitter

This is "Analysis Paralysis" in action. They take way too long to look at the numbers, forever to make a decision, and they never actually pull the trigger.

In a high-demand market like Aggieland, if you’re slow, you lose. While you’re over-analyzing for three weeks, the great deals get snatched up. You’ll end up with a blah house in a blah neighborhood with a blah return.

4. The "Its Personal" Investor (The Bonus Category)

You might do okay financially, but you’re going to have a miserable time if you take everything personally.

Real estate is messy. A seller might hide a defect. A tenant might trash a room. A negotiation might feel unfair. If you spend your life trying to hunt down a former tenant in small claims court for $500, you are wasting your most valuable asset: your time.

Expect things to go wrong. Factor them into your analysis. Fix the problem, find the next tenant, and move on.
