Why I Told 3 Investors "Do Not Invest" in Bryan/College Station
I’m a local real estate agent here in College Station, Texas. Recently, I had to tell three different prospective buyers the exact same thing: "Do not invest here."
That might sound crazy coming from a agent, but hear me out. Eight years ago, I bought my very first investment property. Quite honestly, looking back on it, I shouldn't have. I didn't need a "yes man" agreeing with everything I said; I needed an agent who wasn't afraid to give it to me straight and tell me the truth. Maybe he was just focused on his commission check, but I'm not that guy.
If you are looking to build long-term wealth in Aggieland, you need to know the reality of our local market. Here are the three exact conversations I had with buyers who weren't ready for Bryan/College Station, along with what you need to know to make smart financial decisions with your money.
1. The Cash Flow Chaser
The first buyer who reached out was sharp. She knew her numbers and had a clear goal: she wanted to replace her W-2 income so she could retire in the very near future.
We jumped on a strategy call and ran the numbers for what we are seeing across Bryan and College Station. At today’s property prices and current interest rates, there are really only four ways to get meaningful cash flow out of a property in our market:
- Work #1: Find off-market deals. Off-market properties usually still offer good cash flow opportunities. But you have to WORK to find them.
- Work #2: Renovate for value-add. Putting in the WORK to rehabilitate a home increases both its total value and its rental potential.
- Work #3: Host a short-term rental. Operating an Airbnb or short-term rental can bring strong cash flow in Bryan/College Station. Dont kid yourself being a STR host is WORK.
- Work #4: Put more money down. Putting down a larger down payment by saving aggressively reduces your monthly mortgage obligation. But that means WORKing longer and harder at your day job. My cash buyers have cash-flowing properties all day long.
Unfortunately, none of those strategies matched her timeline. She needed high cash flow today—not two years from now, not after a heavy rehab, and without managing an Airbnb.
Because of that, I pointed her toward markets in the Midwest where high immediate cash flow is still common (even if appreciation is lower).
My absolute worst nightmare is having a client close on a home, only to watch property taxes and routine maintenance destroy their cash flow because the asset wasn't aligned with their goals. 2. The Uneducated Investor
The second investor had tons of drive and excitement, which I really admire. But drive alone isn't enough. He hadn't read a single real estate book or listened to a single investing podcast.
Handing someone the keys to a rental property in Bryan without a basic foundation— how to screen tenants, manage property operations, or budget for maintenance—is like handing them a match after pouring gasoline all over the house. I’m just not willing to do that to my clients.
Instead of letting him buy prematurely, I handed him a fundamental reading list:
- The Book on Managing Rental Properties by Brandon Turner – Learn how to manage your rental properly right out of the gate.
- The Book on Estimating Rehab Costs by J. Scott – Avoid one of the biggest mistakes new investors make: misjudging repair costs.
- The House Hacking Strategy by Craig Curelop – A practical guide to getting into property with low money down the right way.
Once you have the baseline education down, you're in a much better position to evaluate opportunities safely.
3. The "No Money Down" Social Media Believer
The last type of investor I often have to turn away is the person who believes social media gurus who claim you can build a massive real estate portfolio with zero dollars in the bank.
Let's be clear: can you acquire real estate with no money out of pocket? Yes. I bought a $400,000 home using a VA loan with zero down. But acquiring the property is only half the story.
Responsible landlords hold 6 to 12 months of liquid capital reserves set aside. When it’s 110 degrees in August in Texas and the HVAC unit goes out, you owe it to your tenants to provide a safe, livable home. If you don't have $8,000 to $10,000 saved up to replace that unit immediately, you shouldn't be buying a rental property yet.
Why You Should Invest in Bryan/College Station
If you are purely chasing instant cash flow with zero money saved and no desire to educate yourself, then no—Bryan/College Station is not the market for you right now.
However, if you recognize that wealth building is a 5-, 10-, or 15-year game, our local market is incredibly powerful.
The anchor of our local economy is Texas A&M University—the largest university in the nation, boasting over 75,000 students and a $9.1 billion annual budget. That massive economic engine provides stability, consistent rental demand, and reliable long-term growth for property owners.
If you're a parent looking to purchase property for your student while they attend Texas A&M, run your numbers on our Aggie Parent Buy vs Rent Calculator to see if buying makes financial sense for your family.
