Aggie parents, buying a rental property for your kids at Texas A&M should not be this damn hard. The math shows that buying can put $17,243 in your pocket. But in my six years of helping Aggie parents buy here in College Station, the math has always been either too complicated, too one-sided, or in some cases, flat-out wrong.

There wasn't a good calculator specifically for Aggie parents, so I built one. We are going to plug a real rental property straight into the only calculator designed specifically for you, the Aggie parent. By the end of this post, you'll know exactly how to use this tool to make an educated decision about buying versus renting an AU. Let's check it out.

Why Most Rental Calculators Use "Lazy Math"

Let’s start off by talking about the two things that make this calculator completely different. The first one comes down to what I call "lazy math". I’ve got to be completely honest with you: before I built this calculator, I would often catch myself doing lazy math, too.

When a parent would ask me if they should buy a property for their student to live in, it usually went something like this: I would ask them what their rental alternative would be (paying $800 per month in rent), multiply it out by the four years—let's say it came out to around $40,000—and say, "Yep, that’s $40,000 down the drain. You should definitely buy."

But I like calling myself out where it’s appropriate. That math is completely incomplete because it ignores reality. Most people struggle to find a rental calculator that actually factors in opportunity cost.

The Reality of Opportunity Cost

When you buy a home, you tie up a massive amount of capital. Take a townhome in The Barracks, for example. At a $330,000 purchase price, putting 20% down plus closing costs means you are sinking about $76,000 of cash into the deal. You’re probably pulling that money out of your investment portfolio.

A smart Aggie parent is going to ask: "Well, how much would I earn if I just left that money in the S&P 500 or allowed it to continue to compound in the bond market?" Most tools ignore this alternative reality. We made sure to include it in our tool so you can plug in that 8% compounding year-over-year return to run a true comparison between buying and renting.

The Secret Weapon: The Aggie Roommate Factor

Factoring in opportunity cost isn't even the best part of this calculator. While a few calculators out there might include opportunity cost, none of them are built specifically for Aggie parents. Why? Because as an Aggie parent, you possess the single most powerful tool in all of rental real estate: rental income. It’s my absolute favorite thing in the world.

If you are buying a four-bedroom property for your child to live in, your kid takes one bedroom, leaving three money-making rooms completely open to their friends. That roommate income drastically offsets your housing costs and completely changes the financial equation, so we made sure it's fully integrated into the math.

Analyzing a Real College Station Property: The Barracks

Before we break down the calculator line by line, keep in mind that every neighborhood is different. Property taxes, HOAs, purchase prices, and rental incomes vary across Bryan and College Station.

To demonstrate how this works, let’s look at one of the absolute favorite student housing communities in the area: The Barracks. If you aren't familiar with it, The Barracks is a massive, super popular townhouse development packed with resort-style amenities. We're talking about a massive lazy river, private dog parks, catch-and-release ponds, basketball courts, and even an A&M bus stop right in the middle of the community. It’s a student paradise—head and shoulders better than anything I ever saw back when I was in college 100 years ago—which means it is in high demand by both students and parent investors.

Let's plug in real numbers for a 4-bedroom townhome in The Barracks:

  • Purchase Price: $330,000
  • Down Payment (20%): $66,000
  • Closing Costs: Roughly 3%
  • Mortgage Interest Rate: 6.5% (30-year amortized mortgage)
  • Property Taxes: About 2%
  • Annual Insurance Premium: $1,600
  • Monthly HOA Dues: $189 (covers lawn care, internet, cable, and all resort amenities)
  • The Aggie Factor (Roommate Revenue): Conservative rent per bedroom is right around $700 a month. With 3 extra rooms rented out, that's $2,100 a month flowing directly into your pocket to offset expenses.
  • Timeframe: 4 years while your kid attends Texas A&M
  • Annual Home Appreciation: A conservative 4%
  • Cost to Sell: 7% to cover realtor fees, closing costs, and title policies upon graduation
  • Alternative Investment Return: 8% (what you would make if you left the cash in the market)

The Final Verdict

Even after factoring in high interest rates, property taxes, HOA dues, and the cost of selling the home down the line, buying wins by $17,243.55! It completely outperforms leaving that money in an alternative 8% investment.

You could use that extra $17,000 to buy a really nice graduation gift, or use it as down payment assistance on your kid's first home to help them continue building real estate wealth.
