Real estate investors, what if I told you that there was a neighborhood predicted to out-appreciate College Station by 40% over the next 10 years? What if I told you that this exact neighborhood is going to feel the direct impact of a massive $16.8 billion investment?

And what if I told you that practically everyone is sleeping on this neighborhood right now?

It’s true. In fact, people are overlooking it so much that the builder is providing $20,000 in incentives just to get you to make an offer. Now, you'd probably tell me I'm full of it. And maybe you're right, but maybe you're wrong. If you're wrong, you are going to miss out on a truly great opportunity.

I think you should at least hear me out on what I have to say about a little neighborhood called Mirwood in Grimes County. I'm sharing this with you because I'm a real estate investor just like yourself, but I'm also a real estate agent who specializes in helping investors make smart decisions here in the Brazos Valley. This little neighborhood called Mirwood might just be one of the best opportunities around, so let's dive into it.

The $16.8 Billion Catalyst: Understanding the Terafab Effect

The only reason we care about Mirwood is because of its proximity to Terafab, which by the way is a big deal. We are talking $16.8 billion big.

How much demand are we looking at? SpaceX has stated that there will be 3,000 direct Terafab jobs after Phase 1 is complete. But according to my sources, for every single Terafab job, there will be three or four indirect jobs created as a result. That means we could be looking at 12,000 to 15,000 jobs created in our local area from just one manufacturing site.

And that doesn't even factor in the construction jobs. These temporary jobs will be here for the next 3 to 5 years. From what I can tell, there will be anywhere from 10,000 to 20,000 construction workers in town to build what Elon is calling the largest building in the world.

This is absolutely huge. That massive influx of demand is going to have a giant impact on Mirwood because it's the closest and only neighborhood that can really service that area.

Inside the Mirwood Neighborhood: Current Reality vs. Future Demand

Right now, if you drive out to Mirwood, it's kind of nondescript. In fact, it's a relatively small, relatively new neighborhood. The oldest home out there is probably less than 10 years old.

For the most part, these are all starter homes built by local builder Stylecraft. Here is a quick look at the typical property profile in Mirwood:

  • Home Size: Around 2,000 to 2,500 square feet.
  • Lot Size: Each house sits on about 1 acre.
  • Community Structure: It’s an HOA neighborhood, featuring everything you can imagine with a newer starter home setup.

Right now, it feels pretty "eh" to the average person. Because the immediate demand from Terafab has not hit the prices of Mirwood yet, the builder is trying hard to move these houses. The current demand isn't there yet, which is why the builder is offering $20,000 worth of incentives just to convince you to buy.

What I just said is very important: that lack of immediate demand creates a massive window of opportunity for you as an investor before the wave hits.

Let’s Talk Numbers: Cash Flow vs. Appreciation Play

Before we get swept up in the appreciation and all the hype around this neighborhood, we have to come down to earth real quick and talk about cash flow.

The truth is, this is not a cash flow play. If you are strictly a cash flow investor, you're going to say "hard pass" to this opportunity. Here is how the math breaks down right now:

  • Purchase Price: ~$430,000
  • Rental Rates: $2,500 to $3,000

When you pay $430,000 for a house that only rents out for $2,500, most cash flow investors are going to say, "no thanks." But if you are looking for appreciation and massive upside potential, this might just be worth it.

To get a clearer picture of how this job creation impacts home values over time, I ran two different models through Gemini to compare a $430,000 home investment over the next 10 years:

Investing in College Station is great, and a 55% return over a decade is exactly why a lot of people invest there. But out in Mirwood, thanks to Terafab, you are looking at a projected 77% appreciation. That is a 40% increase over College Station's growth, translating to a difference of $93,000—nearly $100,000 of extra wealth over the next 10 years.
