Most Aggie parents assume they need $60,000 in the bank to stop throwing money away on Northgate rent. Spoiler alert: You don't.

If you’re currently paying $800+ per month for a single bedroom in a high-rise, you're essentially lighting $38,400 on fire over four years.

You can stop the burn for as little as $10,000 down. Here are the three best loan options for Aggie parents to buy property in Aggieland.

1. The FHA "Kiddie Condo" Loan (3.5% Down)

This is the best-kept secret in College Station. It's an FHA owner-occupied loan where your student is the primary resident and you act as a co-borrower.

● Down Payment: As little as 3.5% down. That’s roughly $10,000 instead of $60,000.

● Requirement: Your student must live in the home as their primary residence.

● Pro Tip: It helps immensely if your child has a solid credit history. Start working on this six months before you plan to buy.

2. The Secondary Home Loan (10% Down)

If you’re an Aggie loyalist who visits for game days, ring dunks, and graduations, this is your play. Treat it like a vacation home that your student happens to live in.

● Down Payment: 10% down ($30,000 vs. $60,000).

● The 50-Mile Rule: The property must be at least 50 miles from your primary residence (perfect for parents coming from Houston, Dallas, or Austin).

● Perk: You can have roommates offset the mortgage while maintaining the home for your personal use during visits to Bryan and College Station.

3. Conventional Investment Loan (20% Down)

While it requires more cash upfront, this remains the gold standard for experienced investors for three reasons:

● No PMI: You eliminate Private Mortgage Insurance, saving $100–$200 every month.

● Cash Flow: A smaller loan means lower monthly payments and better profit margins from day one.

● Zero Hoops: No occupancy requirements or FHA-specific condition standards.
