I asked ChatGPT to give me the highest ROI upgrades for dated rental properties in Bryan/College Station, and honestly? It got about 70% right. But the other 30% includes a "cheap" bathroom hack that is actually a financial trap for long-term buy-and-hold investors.

I asked ChatGPT to rank the highest-ROI upgrades for dated rental properties in College Station.

It got about 70% right.

But it ranked one upgrade dead last that should be near the top…And it recommended a bathroom shortcut that will quietly cost you thousands if you hold the property long term.

This isn’t about HGTV.This is about winning the turnover game in Bryan/College Station.

Let’s correct the AI — using actual investor reality.

First: Context Matters (The B/CS “Buy Box”)

We’re not talking luxury Airbnb or Class A new builds.

We’re talking about the bread-and-butter B/CS rental:

  • 1960s–1990s brick homes
  • Structurally solid
  • Dated finishes
  • Target tenants: students, young professionals, small families

Our goals:

  1. Maximum rent bump
  2. Minimum vacancy days
  3. Bulletproof durability

With that lens, here’s how the upgrades actually rank.

1️⃣ Paint & Lighting — The “Duh” Upgrade (AI Was Right)

Verdict: Agree

ChatGPT said paint and lighting first.

Correct.

We use Sherwin Williams Agreeable Gray almost exclusively. Why? It instantly deletes the “dingy” factor. It’s neutral, clean, and safe.

But here’s the real ROI move:

Don’t just paint.Swap the yellow dome lights for 4000K LED puck lights.

It’s not sexy.It won’t make Instagram.

But it prints money.

This is the base layer of every renovation.

2️⃣ Floors — LVP Is Right… But There’s a Catch

Verdict: Agree (With Conditions)

AI says: Install LVP.

I say: Glue-down LVP only.

Here’s why.

Click-lock floats.If a tenant floods a dishwasher or fridge line, water gets underneath. Now you’re replacing the entire room.

Glue-down?You pop out one damaged plank and replace it in minutes.

That’s the difference between theory and owning rentals for 10+ years.

And here’s the Aggie rule:

Carpet only in upstairs bedrooms.Anywhere else? It’s ROI suicide.

3️⃣ Kitchen — Laminate Is a Short-Term Play

Verdict: Disagree

ChatGPT suggested saving money with laminate counters.

Five years ago? Maybe.

Today in B/CS? Upgrade to stone or quartz.

Tenants choose with their eyes.

If your property is clean but the counters look cheap, you lose the A-tier tenant to the house down the street with quartz.

Laminate may be cheaper today.Quartz wins the lease application on Saturday.

And in this market, speed matters.

4️⃣ Bathrooms — The Reglazing Trap

Verdict: Hard Fail

This is where AI loses you money.

It loves reglazing tubs because it’s cheap — around $400.

Here’s the problem:

Reglazing:

  • Peels
  • Stains
  • Needs to be redone every few turnovers

Let’s say you reglaze every 3 turnovers over 15 years.You’ve now spent around $2,800 on a tub that still looks old.

Or…

You spend $4,000 once to tile the surround and never touch it again.

Reglazing looks smart on a spreadsheet.It’s painful in real ownership.

If you’re holding long-term, durability wins.

5️⃣ Curb Appeal — AI Underrated This One

ChatGPT ranked curb appeal near the bottom.

In B/CS? I move it near the top.

You can have the nicest quartz kitchen in Bryan…

But if the front door looks like a haunted house, they never get out of the car.

Simple upgrades:

  • Fresh mulch
  • Trimmed bushes
  • Working porch light
  • Painted front door
  • Bold house numbers

Your goal is to eliminate the “hard no” before they even unlock the door.

First impressions control vacancy.
